Rooted in Seattle since the Great Fire of 1889, our history in the Denny Triangle began with the Securities Building in 1917, putting us at the doorstep of the neighborhood, following a massive regrade project that removed Denny Hill to create a flat area for development.

Through strategic vision and calculated investment, we established our presence by acquiring key properties. The 1960s marked our continued commitment with the construction of the Sixth and Lenora Building and the Denny Building, both setting new standards for commercial space in the city.

As interest in the area grew in the early 2000s, we leveraged our established presence to collaborate with industry leaders. Our partnership with Amazon provided strategic properties for its downtown Seattle headquarters, while our work with McKinstry created an innovative ecodistrict that repurposes heat exhaust from data centers to power and heat Amazon’s offices—a testament to our commitment to sustainable urban development.

Today, the Denny Triangle stands as a vibrant hub of Seattle’s economic landscape. What began as our vision has transformed into a thriving district that drives commerce and innovation throughout the city and beyond.
